What is FF&E?
Firstly, what does FF&E stand for?
Well, it’s an abbreviation commonly used by interior designers, simply representing Furniture, Fixtures, and Equipment. The concept of FF&E design originated as a specialized design system for hotel interior design and fitting. It’s a crucial step in how designers select and design appropriate furniture, finishes, and accessories for interior spaces. FF&E is an important basis for whether interior design projects can be successfully implemented.
From movable furniture to decorative materials, from interior decor to living management supplies, from electrical appliances to mechanical configurations, and from sanitary fixtures to hardware fittings, all fall within the scope of FF&E design. For high-end residential interior design, it’s relatively less complex.
Furniture refers to movable decorative items. In other words, you can move them around and place them anywhere in your home. Examples include your sofa, dining table and chairs, drawer cabinets, china cabinets, and study desks.
Fixtures, on the other hand, are decorative items that are fixed in place. Examples include ceiling lights, kitchen cabinet units, radiators, taps in the bathroom and kitchen, and built-in wardrobes.
Finally, Equipment is another category, which some interior designers might refer to using the term “accessories” instead. Examples of equipment include your computer, air purifiers, and decorative items for your home.
What is the FF&E Process?
We’ve explained what FF&E is; now it’s time to understand how the FF&E process works. Interior designers follow a total of six steps for their residential interior design projects. Let’s explain how each step works.

Step 1: Research and Data Collection
Conducting research is not as simple as it may seem; it is a rather lengthy task. When researching suitable decorations for a project, style, color, and feel are not the only factors that interior designers need to consider. One of the key factors is the size of the furniture and fixtures, as it affects how space is effectively utilized in the design. In this initial phase, designers will also consider the client's age, lifestyle, and needs. Simultaneously, they will gather information about the selected decorations (prices, photos, etc.). Processing and organizing all this data to prepare for the second phase takes some time.

Step 2: Presenting to the Client
This is the second step in the FF&E process. Interior designers will present the carefully selected furniture and items to the client and use floor plans to show where they will be placed in the home. In some cases, 3D visualizations are created to showcase what the new home will look and feel like once all the decorations are in place. We will explain what 3D visualizations are in the next article. This step may require several iterations, as the client will provide feedback on the interior designer's proposals. There may also be new ideas introduced. Thus, the process loops back and forth until the client is satisfied with the list.
Step 3: Procuring FF&E
Once the client is satisfied with the selected decorations for their new home, the next step is for the interior designer to contact suppliers to confirm delivery dates and finalize the quotes. However, due to the pandemic, delivery times may differ from usual. Therefore, it becomes particularly important for designers to be aware of issues that could impact the ordering of FF&E, as it affects which items should be ordered first without delaying the project. Once the client approves the quotes, the decorations can be ordered for the project.
Step 4: Managing FF&E Delivery
For residential interior design projects, decorations typically come from a single supplier. However, furniture, fixtures, and equipment may be sourced from different suppliers. This stage is quite complex and requires careful attention from the interior designer. First, it’s essential to confirm the status of each order. What orders have been shipped, delivered, or delayed? If an order has been shipped, the designer only needs to confirm the delivery date in this step. However, if there are delays, the designer will need to return to Step 1 to find alternative decorations that meet all the criteria and can be delivered on time.
Step 5: Installing FF&E
Furniture, fixtures, and equipment are gradually delivered to the client’s property. Many people might think that Step 5 only involves the construction team and not the interior designer. In fact, this step requires both the interior designer and the construction team. The designer is responsible for instructing the construction team on where and how each decoration should be installed.
Step 6: Handover to the Client
This is the final stage of the FF&E process. All furniture, fixtures, and equipment have been delivered and installed. It’s time to hand over the home with its brand-new interior design and decorations to the client.
